Subject: Toronto Real Estate Post March Edition

Despite the cold weather and heavy snow falls this past month, February proved to be a strong month for real estate sales in the GTA. Due to the current cold climate, we are expecting to see a two to three week delay in the start of the Toronto spring real estate market, which typically begins in early March.

There is considerable pressure for the Office of the Superintendent of Financial Institutions (OSFI) to amend the mortgage “stress test” which requires home buyers having to qualify for mortgage payments for much higher than they would actually have to pay on a monthly basis. One of the unintended consequences of the stress test has lead to a spike in private mortgage lending last year, which often carries interest rates 2-3 times that of mortgages offered by traditional banks and trust companies. For additional details on this policy amendment, feel free to review the article below.

"TORONTO — Canada’s largest real estate board is calling on Ottawa to revisit whether a stricter mortgage stress test introduced last year is still needed, arguing that the policy has negatively impacted the economy and Toronto’s once red-hot housing market."
