Subject: Toronto Real Estate Post June Edition


Even though the summer weather is not quite here yet – it definitely feels like it is around the corner. Toronto real estate sales continues to be strong for the month of May with condominiums and entry-level freehold properties leading the way. Active listings were essentially in line with last year’s figures and our expectation is that the market will continue to be active heading into early July.

There was some speculation amongst real estate circles that the mortgage stress test would be amended later this year. However the Canadian Mortgage and Housing Corporation (CMHC) recently defended the mortgage stress test rules indicating that it was a necessary component to keep Canadian debt levels in check. It will be interesting to see if the Finance Minister feels any need to make any further changes to the mortgage rules later this year.

"Toronto Real Estate Board President Garry Bhaura announced that Greater Toronto Area REALTORS® reported a substantial year-over-year increase in home sales in April 2019. The number of residential transactions jumped by 16.8 per cent to 9,042 compared to 7,744 in April 2018. On a preliminary seasonally adjusted basis, sales were up 11.3 per cent compared to March 2019."
